At our first in home meeting, we’ll discuss your current situation, motivation for selling (which is always kept confidential), time-frame, and the property information. We’ll talk about what you love about the house, improvements and updates made and use that information as a selling point. This will give me a better understanding of what unique features of the home we can highlight to attract the right buyer.
Lets Analyze & List
Now that I know more about your property, we will do a Comparative Market Analysis. A WHAT? This is an examination of the prices at which similar properties in the same area, neighborhood, year built, size and other features that have recently sold. I deliver you with a CMA to help you determine a list price when selling your property. Since no two properties are identical, I make adjustments for the differences between the sold properties and properties that are about to be purchased/currently under contract and what is on the market now to determine a fair value or sale price. Essentially, a comparative market analysis is a less-detailed version of a formal, professional appraisal. Once we have made an educated decision of value, I list the property using the standardized Oklahoma Real Estate Commission forms, giving you peace of mind knowing these documents are regulated and evaluated through NW Oklahoma Association of Realtors... (no sneaky business!).
Market & Advertise
Now it is time sit back and let me work my magic, ha!. My targeted marketing plans focus on the specific buyers profile I put together for each property. By advertising to the right buyers, I’ll find more interested buyers in less time. I use a combination of traditional and new media to showcase your property. I use direct mail, print flyers, Smith & Co shopper and paper advertising, as well as websites, social media and email marketing. I also network with industry professional, local businesses and lenders, providing detailed information about your property. Along the way, I keep the lines of communication open, providing you feedback from buyers and updates about showings. I am also constantly monitoring the market, evaluating how your property valued price is stacking up against the comparable homes.
You will find that "just get it sold" is never my motto. My negotiation goals are to bring buyers and sellers together and never end with one winner and one loser, rather a win-win situation. I know the local area and what homes are selling for. So when we get to the negotiation table, my goal is to get top dollar for your property, at a fair and justified market price.
Now that we've settled on a price, I will handle all the back-end paperwork for you, all that junk that doesn't come so easy if you haven't sold a house in a while! I submit your abstract to be updated and deal with title attorneys to deliver free and clear title to your home buyer. I arrange buyer inspections and help work through any issues. I work with lenders to ensure the appraisal is conducted. I work with lenders and the closing agency in preparation for closing settlement statements and the final sell of your property, all while keeping you updated along the way.
